Market Update, October 9, 2025

September brought a tale of two tempos to metro Denver’s housing market. While prices held remarkably steady—with the median climbing to $589,900, up 2.6% year-over-year—the pace of sales told a different story. Homes are taking their time finding buyers, with average days on market jumping to 53 days, a striking 32.5% increase from last September.

Inventory continues its upward march with over 13,000 active listings, giving buyers more options but requiring sellers to be more strategic. The detached home segment showed resilience with a small uptick in closed sales year-over-year, while attached homes faced headwinds with sales down nearly 13% from last year. Bottom line? It’s a recalibrating market where patience is replacing the frenzy of years past.
