Part of the delicate balance with buying Cherry Creek real estate is finding a Colorado home that you love now, but will appeal to buyers in the future. Whether you buy a new construction with trendy architectural details or a custom resale home, nothing compares to the Colorado laid back, but luxurious lifestyle. You may want to choose a Cherry Creek home with a gourmet or chef’s kitchen and view – qualities you’ll enjoy and others will, too! Having plenty of square footage is important for resale value in the luxury Cherry Creek real estate market, although smaller homes appeal to buyers in search of a starter home.
The gourmet kitchen
When it comes to a gourmet kitchen, there are a wide range of options. A survey by realtor.com showed a chef’s kitchen was the most-wanted feature in luxury homes last year. You can still have a gourmet kitchen without spending $6,000 to $10,000 on a professional high-end stove. Some of the gourmet kitchen perks you will likely never use include a pot filler and warming drawer. It’s more important to find a stylish kitchen with your preferred color and type of kitchen countertops, cabinetry, flooring and layout.
The spa-like bathroom
Most Cherry Creek upscale homes include a master bathroom suite. It can be expensive to renovate a master bathroom – not to mention inconvenient. You’ll get a deal if you find one that’s already updated and includes the features you want. Experts say you probably won’t get any use out of a whirlpool tub with jets. Instead, focus on a soaking tub with separate shower that has upgraded multiple shower heads or decorative tiles.
The home gym
If you want to exercise, you’ll exercise whether you have a home gym or not. Real estate experts say the home gym is a selling point, but most people don’t actually use it. When hunting for Cherry Creek real estate, you may want to look for a home that’s near a recreational facility, park or walking trails, rather than one with a large home gym unless you are certain you’ll use it.
Experts say some of the other luxury features that often become wasted purchases include a walk-in closet with sitting area, a wet bar and outdoor hot tub. What is worth the splurge? Floor-to-ceiling windows, heated floors, quartz countertops and, for many, pools.
Of course, it’s probably most important to have a home you’ll love. If you want a feature, can afford it and think it will make a home more “your own” – get it! Don’t worry too much about resale. Paint can be changed, rooms can be remodeled and appliances can be replaced. It’s YOUR HOME so if you think you’ll live there for many, many years, I suggest you don’t worry TOO much about resale.
