The owners of the 56 homes in Arapaho Hills in Littleton, consider themselves in a class of their own–and they are right. In 2002, Denver placed the whole neighborhood on the List of Merit for historic places.
This planned community consists of unique homes built between 1955 and 1964. Architect Edward Hawkins and Clyde Mannon, a well-known developer of the times, wanted another enclave of post-war homes to follow-up on their success with Arapaho Acres. They purchased additional land and planned the homes to cover the side of an east-facing hill. After Hawkins bowed out, Mannon hired Frank Lloyd Wright student Bruce Sutherland to complete the project.
This partnership resulted in a mid-century spirit of presentation of the now-vintage homes. The International style of architecture emphasized function and reduction of design to almost a stark, basic expression, while the Usonian lines featured a use of natural lines to blend with landscape.
Landscaping was also forward-looking, using xeriscaping before it became a word! Plants consisted of junipers, rocks, boulders and natural grasses. The homes sit along wide, curving streets on a hill with great views of the surrounding area. Flat roofs and carports complete the exterior.
Interiors featured ultra-modern looks such as open-floor plans, interior stone work, large windows and glass areas and much use of natural light. Most homes have walk out basements.
As a Denver suburban neighborhood, there are no shopping or dining areas that could be considered within walking distance. Arapaho Hills is bounded by W. Arrowhead Road, West Berry Road, South Lowell Boulevard and South Manitou Road. It is close, however, to the Light Rail at Santa Fe and C-470 for easy downtown access and just minutes from the Columbine Shopping Center. Nearby Bowles Lake provides many recreational opportunities.
