**Exclusion of Personal Property; Optional Bill of Sale**Notwithstanding any provision of this Contract to the contrary, all furniture, furnishings, televisions, and Seller’s personal property, including but not limited to towels, linens, bedding, cookware, dishes, utensils, and other household items (collectively, the “Personal Property”), are excluded from the sale of the Property and shall not be conveyed at Closing. Buyer shall have the option, but not the obligation, to purchase all (but not less than all) of the Personal Property for an additional purchase price of Five Thousand Dollars ($5,000.00) (the “Personal Property Purchase Price”). Buyer’s election to purchase the Personal Property shall be made in writing on or before the Inspection Objection Deadline (or such other deadline as agreed in writing by the parties). If Buyer elects to purchase the Personal Property and Seller agrees, the parties shall execute a separate bill of sale or amend this Contract to include the Personal Property, and the Personal Property Purchase Price shall be paid by Buyer at Closing as part of the Purchase Price or as otherwise agreed in writing. In the event Buyer does not timely elect to purchase the Personal Property, or the parties do not reach written agreement, Seller shall remove all Personal Property from the Property on or before Closing. Seller is related to the listing agent. Seller agrees to provide the buyer with a $5,000 Seller Concession towards the buyers closing costs.
