The day – not just the season – you decide to list your home also matters. Yahoo! Finance says the best day to list a home for sale is Friday. We disagree only slightly. We recommend listing your home later in the day on Thursday.

A late Thursday listing is better than a Friday listing because when you list on Thursday, your home shows up in the MLS on Friday morning. It’s also emailed to Denver-area real estate agents overnight. When agents are notified about your listing on Friday morning, they can plan to come see it on Friday, Saturday or Sunday- the most popular days for buyers to look at homes. A late Thursday listing is the most beneficial for getting Friday and weekend home buyer traffic to your home.

Homes listed for sale right before the weekend garnered 99.1% of the seller’s original asking price, according to research by U.S. real estate firm Redfin. Glenn Kelman, president and CEO of Redfin, says:

You get four times the traffic on the day of debut than any other time of the week, and you only get one chance. Soon, you’re yesterday’s news.

Listing a home late in the day on Thursday attracts the attention of buyers, who tend to do most home shopping on the weekends. Listing a home for sale on Thursday gets sellers the most bang for the buck, compared to any other day of the week.

Let Sunday be a day of rest

If late Thursday is the best day to list a home, what is the worst day? Homes listed on Sundays fared the worst in terms of home prices, selling for only 98.4% of asking price. Buyers probably won’t look at homes listed for Sunday for a few days, which makes a new listing seem stale very quickly.

Tuesday is also a good choice

If listing your home late on Thursday or early on Friday isn’t feasible, Tuesday is also a good choice of day to list a home. Buyers who like to plan ahead will see a Tuesday listing and add it to their to-do list. Tuesday listings attract the most home tours of any day, but not the highest asking price.
